What is Platting?

A Plat map is required most often when buying and developing a large piece of vacant land. Usually, platting is needed when a landowner sells a large amount of land for plans to create a subdivision.  While platting is very similar to other land Surveys as it does mark the boundaries and dimensions of your property, There are a few main differences between a Plat Map and a Survey. Firstly platting tends to cover more parcels than a land survey would; this makes it easier for a land developer to see a larger piece of land divided out. The plat map also shows planned improvements instead of improvements that are already a part of the land. A plat map will also offer a lot and block description rather than metes and bounds. 

When do I Need a Property Plat?

The most common reason for a plat map would be when developing land into a subdivision. There are other reasons you could need one, though.  For example, if you decide to combine land, create a building site, or add a vacant or abandoned property to a building site, you could need a plat map.

A Texas homeowner with already developed land could be required to get a plat map if they find themselves needing a permit to add a new building to their land. For example, if you need to add a barn for your cows or coop for your chickens or add a guest house for the in-laws, a plat map will be required under local government code 212.004. Plumbing and HVAC systems needing permits will also need to have a plat map. You often see plat maps needed at a local level, usually in areas of town where your land may not have already been mapped into the town’s makeup.
